History
McDowell Mountain Ranch dates back to 1992, when the Herberger family sold their 3,200-acre ranch to Newhall Land & Farming Company, with a stipulation that a portion would transfer to public use. Nearly 900 of those acres, donated to the City of Scottsdale, became the seed of today's McDowell Sonoran Preserve. The project won unanimous approval from the city and became the largest development under Scottsdale's 1991 Environmental Sensitivity and Landscape Ordinance, which is why washes and desert corridors still run through the neighborhoods today.
Sales opened to the public in April 1995 with eight builders and 11 neighborhoods, and by year's end the community had already won "Master Planned Community of the Year" from the Home Builders Association of Central Arizona. In 1996, a joint venture between Haas Haynie Corporation and Sunbelt Holdings took over development, and by 1998 MMR ranked among the top 10 selling communities in the nation. The community reached its full footprint at 26 neighborhoods built by 14 different builders.
